A Kew mansion with an underground basketball court is quietly for sale at a price point that would set a new record for the prestigious suburb.

The five-bedroom house at No. 111 Sackville St has a $20m-$22m guide that could leave the recent benchmark-setter down the road at No. 39, which sold for about $20.5m, in its wake.

James Buy Sell’s Gina Kantzas and Marshall White’s James Tostevin have the listing off-market, but Ms Kantzas’ firm shared some insights in a newsletter this week.

“’Is this America?’ I thought as I wandered from the grounds of tennis court, swimming pools, vast spaces, down the lift, past the enormous underground car park and cinema, to, wait for it, an underground basketball court,” Ms Kantzas and agency director Mal James wrote.

“Yes, full height, yes I have never, ever seen one before, nor a home like it.”

Despite the tough market, and recent mammoth Kew sales, it could set a new bar, and could sell before Christmas with “less than a handful” of people through, but most likely next year.

The Herald Sun contacted Ms Kantzas, and Mr Tostevin said he could not comment currently.

Mary-Ann Woff, head architect at Architecture Materia, led the renovation of the property with her previous firm Canny Design. Ms Woff was also contacted for comment.

The Arts & Crafts home retains period details including rich timber ceiling and wall panels, with a lap pool and covered outdoor entertaining area with barbecue kitchen at the rear.

La Verna, at No. 39, sold in April, while another mansion at No. 52 fetched $16m in May.
